Yes. Our bid is one number, not a range. Hard costs are locked. Allowance lines (tile, fixtures, appliances) are real numbers we’d buy at — if you upgrade, only that line moves. If we missed something in scope, we eat the cost.
Two weeks from the on-site walk, usually less. We don’t hand you a back-of-envelope number on the spot — the bid is itemized, sequenced, and detailed enough that you can actually compare it to another contractor’s.
No. The initial consultation and the bid are free. We invest the time because we’d rather work with clients who’ve seen what they’re actually getting into.
Only when you change scope. Picking a different tile? Upgrading the appliance package? Adding a closet? Those are change orders — clean, transparent, in writing. Surprises uncovered during construction are on us.
Every project. No exceptions. Permitted and inspected by the local jurisdiction. That keeps the work to code and gives you paper proving it was done right.
Written workmanship warranty, in your file the day we hand back keys. A year-one check-back visit is on the calendar before we drive off.
General liability and workers’ comp, current and on file. We’ll provide a certificate at request.
Kitchens: 8–12 weeks of build. Baths: 4–8. Whole-home: 4–9 months depending on scope. Additions and casitas: 4–7 months. Add 4–8 weeks for design, selections, and permits on top.
Yes, on both ends. If you have a designer, we coordinate cleanly. If you don’t need one, we handle selections in-house with our finish team. For larger or more design-driven scopes, we’ll recommend designers we’ve worked well with.
We use trade partners for specialty scope — HVAC, electrical, plumbing, structural — but the same crew runs your project end-to-end and the same project lead manages every trade.
Often yes, but it depends on scope. Kitchens you can usually live around. Whole-home rebuilds and full-bath-only houses usually require a relocation window.
Most clients pay cash, draw on a HELOC, or use a renovation loan through their bank. We don’t carry a financing partner — we’d rather you get the best rate available to you. More on the financing page.
We focus on remodels, not handyman scope. Smallest projects we typically take are powder-room rebuilds, kitchen refreshes, or envelope work.
Not currently. We’re a remodeling and addition contractor — that’s where the work we do best is sized to. Casitas and detached structures count as our limit on ground-up.
